FRAMING QUANTITIES — 1 Bed Type A (12.5 × 4.8 = 60 m²)
Skillion 3° · front high 2650 / back low 2400 · take-off to stock lengths 4.8 / 5.4 / 6.0 m · preliminary — confirm against engineer's framing & connection design
Framing system assumed (AS 1684.2, wind N2):
wall framing 90×35 MGP10 H2 studs @ 600 c/c — external walls bottom + double top plate, internal walls bottom + single top plate, 1 noggin row each ·
rafters 300×45 LVL @ 600 c/c (full 4.8 span + eaves; 300 depth fits R6.0 ceiling batt) · lintels 140×45 over all openings (140×45 treated pine — engineer confirms wide openings) ·
roof battens 70×35 @ 900 (or top-hat) · side eaves on 140×45 outriggers @ 900 · fascia 190×30 (or metal) ·
every opening framed with doubled jamb studs + jack/trimmers + head cripples (sill trimmer + cripples to W5).
Walls: external ≈ 34.6 m (front 12.5 + back 12.5 + 2 ends 4.8) · internal ≈ 17.8 m (bed|area 4.8, robe 3.6, dividing 4.8, laundry back 1.44, nib 0.86, corridor 0.96, 2 linen nibs 1.3).
Suspended timber floor: 19 mm yellow-tongue Structaflor on 140×45 H3 joists @450 hung off bearers (joist hangers, flush bottoms) on 2/140×45 H3 bearers on stumps @ ~1.8×2.4 grid · 450 clear to underside of frame → FFL ≈ 614 AGL (engineer confirms spans/stumps/footings to soil class).
Flooring options (costing): the floor can be built two ways — 1 · this timber subfloor (posts + Structafloor, take-off above), or 2 · a concrete slab-on-ground (costed separately). Pick Timber vs Slab on the landing page and the estimate swaps the cost accordingly.
Cladding: Scyon Axon 16 mm (James Hardie) on cavity battens over a vapour-permeable reflective wall wrap. Insulation (Zone 7): ceiling R6.0, walls R2.5 + wrap, floor R2.5; double glazing — see insulation table below.

Achieves Zone 7 DTS Total-R (ceiling R6.0 · wall ~R2.8 with reflective wrap + cavity · floor ~R2.75–3.0). Vapour-permeable membranes per NCC 2022 condensation provisions (cool zone). NatHERS 7-star assessment confirms the EER. R6.0 ceiling fits the 300×45 rafters + 25 mm vent gap (raked skillion).
Notes / exclusions.
Wall framing = 90×35 MGP10 (90×25 is not a structural framing size). Bottom plates H2/H3 treated. Add ~10% waste for cutting.
Roof bracing & rafter tie-down hardware is now scheduled above (Pryda Strap Brace/UniTie to AS4440/AS1684) — indicative; wall bracing units & frame tie-down continuity remain by the structural engineer for the certified wind class.
Excludes: general nails/screws/bolts (other than the Pryda connector nails nominated above), roof sheeting/flashings, gutters, plasterboard, joinery, footing concrete (suspended floor — no slab).
Opening framing (doubled jambs, jacks, sill trimmers, cripples) is itemised separately — confirm exact counts against the engineer's frame layout. Final sizes & spacings per the engineer-certified drawings.
